To provide the most accurate guidance and secure the best possible rental options, renters must complete an application first.
This application allows Leasing Angels’ third-party processing department to assess key qualification factors such as credit history, income, rental background, and other criteria that directly impact approval.
Because many renters are unaware of — or may unintentionally misstate — details on their credit report or rental history, pre-approval helps eliminate guesswork and prevents wasted time applying to properties that you are unlikely to get approved for.
Once your application is completed:
- We receive your pre-approval profile from the third-party processor.
- Leasing Angels can then accurately identify properties that fit your income, credit, and approval profile
- This allows us to focus on second-chance, flexible, or alternative approval options when standard criteria may be a challenge
Final approval decisions are always made by the property owner or management company. However, applying first allows Leasing Angels to tailor the service and significantly improve your chances of tenant placement.

Review Your Verified Agency Referrals & Choose Favorites
Via our hands on approach, many preferred rental listings, state of the art search tools and your very own Leasing Angel, we’re able to create a shortlist of properties that match your preferences. Choose your favorites and your Leasing Angel will confirm availability, pricing, special offers, and schedule your tours.
- Step 4.
Pay Your Holding Fee
Once pre-approval is completed and you choose to move forward with a specific rental option, a required holding fee is collected in order to proceed with placement services.
The holding fee confirms your intent to move forward and allows Leasing Angels to continue coordinating with the referred property owner or management company.
- Step 5.
Final Approval, Lease Execution & Move-In Coordination
Final approval decisions are issued directly by the property owner or management company, not by Leasing Angels Inc.
However, as a full-service brokerage firm, Leasing Angels actively advocates and negotiates on the renter’s behalf throughout the final approval and lease process. This may include:
Communicating with the property to address application concerns
- Requesting clarification or reconsideration when appropriate
- Negotiating terms such as move-in timing, deposits, or conditions, when permitted by the property
Once approved and finalized by the property:
- The $300 rollover rent credit is applied toward rent or move-in costs by the property owner or management company
- Lease documents are prepared by the property and provided to the renter for review and signature
- Leasing Angels continues to assist with coordination and communication through lease execution
If the application is denied by the property owner or management company, the $300 rollover rent credit portion of the holding fee is refunded according to policy.
