Application Process and What To Expect.

To ensure a smooth application process, please provide the ensure following:

Applicants

Each person who reside in the home over the age of 18 must complete a rental application. The Application fee is non-refundable and ranges from $35 – $75 per applicant, depending on the referred network. This fee is used to process credit and criminal background checks.

Lease Terms

Standard lease terms range from 12 – 36 months for single family homes and 12 month lease terms on apartments.

Standard Leasing Angels, Inc. Rental Qualifications

  • Provide a valid ID and social security card
  • Minimum credit score of 550
  • No prior evictions or bankruptcies
  • Prior criminal convictions will be evaluated
  • Prior rental history will be evaluated. No current rental history will require a reservation fee equal up to 1 months rent and a 1 months rent security deposit. Amounts may vary.
  • Client must have a net income that is 3 times the rent. To verify income, we require the prior 3 pay stubs. Documentation of any additional income (social security, disability), etc., must be provided.
  • Provide a recent MLGW bill, if applicable
  • 6 months employment history is required. If your current employment is less than 6 months, we may require up to 6 month’s worth of bank statements.
  • If approved, in lieu of a deposit, a non-refundable reservation fee of $500 (which goes toward your network move-in fees), can be paid to hold the property for you. Because our preferred rental networks remove the property from the market in anticipation for your scheduled move-in, under no circumstances will this be refunded if you change your mind about moving into the property.

2nd Chance Leasing Angels, Inc. Rental Qualifications

  • Provide a valid ID and social security card
  • Minimum credit score of 500
  • Lower credit scores may be accepted with co-signers. Co-signers must meet all of the rental qualifications of our standard leasing terms.
  • No prior evictions within 3 years
  • More recent evictions may be accepted with co-signers. Co-signers must meet all of the rental qualifications of our standard leasing terms.
  • No prior bankruptcies within 1 year
  • Prior criminal convictions will be evaluated
  • Prior rental history will be evaluated. No current rental history will require a reservation fee equal up to 1 months rent and a 1 months rent security deposit. Amounts may vary.
